Dave Greaney P’26 Presents at Finance Academy

On Tuesday, September 23, Mr. Dave Greaney P’26 presented to nearly 100 students at the year-opening, joint meeting of both Finance Academy and Real Estate Club. The two clubs chose to host their opening meetings together to emphasize not only the evident real estate focus of Greaney’s work but also the important financial aspects that come along with it.

Mr. Greaney was born in Limerick, Ireland, and earned his bachelor’s degree from University College Dublin at just 19 years old. Rather than accept a finance job in Dublin, he came to the U.S. with only $800 in his pocket and a dream, working first at a hotel in Maryland before securing a role at Harvard University’s endowment. He later joined PWC but quickly realized he wanted to run his own business. After investing in a local developer and learning the ropes of real estate while with him, Greaney went “all in with his own investments” and eventually formed Synergy, now one of Boston’s largest real estate companies.

Mr. Greaney shared several lessons from his career, emphasizing that the most valuable of them all is to “keep your word even when it’s hard.” One student asked what the key to success is, and Greaney replied, “if you take hard work and a little bit of risk in your life, but you do it thoughtfully, you will be successful…If there’s no risk, there’s no return.” He further explained that success in real estate truly comes down to two things: (1) information – there should be no one who knows more about what you’re doing than you (which comes from research, talking to people, reading, and learning), and (2) relationships – relationships are what create value. He went on to state Synergy’s three core values: (1) be the best at what you do, no matter what it is (2) do what you say you’re going to do (3) support each other and succeed together (that’s where Synergy gets its name). He also advised that building a network is best done in person, through authentic and transparent conversations, face to face.

Another student asked how to create a good work environment. Greaney replied, “You must create a culture of success and positivity, focused on winning. People don’t get to sneak around, and we celebrate their wins, appreciating and recognizing them.”

He closed with encouraging the students to always stay open-minded, always asking: What can I learn from this person? What can I learn from this conversation?
